Continuously delivers value-add services, risk mitigation, and problem-solving strategies aimed at increasing profit and/or reducing expenses through operating efficiencies and/or effective deployment of capital. Supports the company objectives in three key areas including: people, profitability, and growth. ESSENTIAL JOB DUTIES Asset Management Portfolio Strategy Works with Director of Asset Management and Senior Leadership to develop long range portfolio plan by property. Translates long range portfolio plan into annual revenue and expense goals for each property. Creates, updates, and communicates Asset Plans annually to include market and benchmarking data, competitive position, financial goals, operational strategy, and approved capital improvements. Inspects and monitors the physical condition of properties, assists in developing multi-year capital improvement plans. Collaborates with Operations, Marketing, Development, Finance and Revenue Management to complete annual operating budgets. Supports annual real estate tax appeals process. Works closely with outside tax firms, providing accurate and timely information to enable in-depth tax and strategic planning. Drives continuous improvement efforts for department and organization. Develops and implements multifamily KPIs for all Bigos owned properties to effectively evaluate performance from an ownership perspective. Supports enterprise level financial and operational reporting within Power BI and Excel. Assists in annual preparation of Asset Management department corporate operating budget. Asset Performance Monitors each asset's operating performance to plan. Analyzes the financial performance of each asset.Collaborates with stakeholders to identify and execute strategies to maximize asset values. Leads recurring Focus List calls with all necessary stakeholders for underperforming assets. Implements value-add risk mitigation and problem-solving strategies. Provides monthly in-depth reviews of the P&L, yearly budgeting, and quarterly reforecasting of asset performance, renovation projects, and expense control. Analyzes and negotiates commercial leases and non-residential income as needed. Participates in monthly business reporting meetings by reviewing monthly financial variances, trends and provides feedback in review meetings. Assists Director of Asset Management to create quarterly financial performance package for ownership. Property Compliance Conducts site inspections to evaluate and maintain the physical condition of properties as well as assessing the competitive position within the submarket. Performs Asset Management property audits on behalf of ownership and assurance reviews. Makes appropriate recommendations on overall strategy to maximize long-term value. E sures properties are effectively operated, and reporting and compliance requirements are met. Development Support Supports the Acquisition/Development team in evaluating potential acquisitions and completion of due diligence responsibilities. Assists with the planning and execution of refinancing, restructuring, reposition, re-syndication, and dispositions within the Portfolio. Assists with new acquisition pre and post takeover for new assets; monitor adherence to proforma, stakeholder deliverables, and reporting. Strategic Planning Actively involved in process improvement, OGSM, and SIM development for Asset Management and the company. Recognizes industry trends and is proactive and forward thinking to meet the future needs of the business. Develops strong partnerships and collaborates well with all corporate team members and departments. Industry Involvement Represents the company at key events, such as volunteering to present at conferences, participating in panels, or facilitating training. Monitors laws, regulations and industry best practices affecting the industry and organization. QUALIFICATIONS Education and Experience: Must have a Bachelor's degree with a strong preference for concentration in Finance or Business Analytics. CPM, COS, or CAM Certification preferred. 3 years of asset management experience, with a preference in Multi-Family Housing. Strong real estate financial and analytical skills, including deal structure, comparative analysis, audit review, and identification of underlying performance issues. Possesses critical thinking skills, offering opinions and a decisive course of action based on analysis of the facts. Skills and Abilities: Fluent in English and skilled in oral and written communication. Ability to use tact, diplomacy and a clear, courteous manner when dealing with internal and external customers. Local travel for this position is required, ranging up to 25% of the time. Most travel is local, but the position may require additional travel for training and seminars. Must have reliable transportation, proof of insurance, a valid state driver's license, and a safe Department of Motor Vehicles driving record. The ability to work well and collaborate with diverse stakeholders solving complex issues. Ability to work independently and multi-task with competing deadlines during peak reporting times. Ability to handle multiple projects or tasks simultaneously with self-direction. Strong project management, organizational, and interpersonal skills. Strong written and verbal communication skills. Experience in Microsoft Office required (Excel, Outlook, Power Point, Word, etc.). Advanced Microsoft Excel skills required. Strong business acumen. Yardi experience and Microsoft Power BI preferred. Physical Demands: Must possess mobility to work in the field and in a standard office setting. The ability to regularly use standard office equipment, including a computer or similar device is necessary. Stamina to maintain attention to detail despite interruptions; strength to lift and carry items weighing up to 10 pounds; vision to read printed material and a computer screen; and hearing and speech to communicate in-person and over the telephone are essential. Must be able to visit properties regularly, quickly and easily navigate the property/building as needed to meet the job functions, including regular inspections of both inside and outside of all assigned properties.
